Hips

As of 14th of december 2007 Home information packs were introduced by the government and became compulsory to everyone selling a property.

They were bought in to make the selling and buying of properties as transparent and efficient as possible. HIPS are made up of a number of documents allowing the prospective buyer to see key information about the property upfront, this way everyone knows where they stand. Every pack will include Energy Performance Certificates which, like electrical products will provide A-G ratings on the energy efficiency of a home, plus advice on how to make further energy savings. The packs will also include information such as searches and other legal documents. A home conditioning report, giving details on the condition of a property can also be included in the packs on a voluntary basis. Many buyers will still need obtain a survey report subject to mortgage lending requirements.
